Black Bear Cottage is a thoughtfully renovated four-bedroom retreat in Livingston Manor, NY — at the base of Catskill Park, two miles from the village, and a stone's throw from the country's best fly-fishing, hiking, and food. Sleep eight, gather around the fire pit, soak in the hot tub, and wake up to the kind of quiet you came here for.

Just off the deck, a separate tiny house sleeps two in a cozy loft, with its own kitchenette and bathroom. Perfect for friends who want their own space, the grown up kids, or anyone who's always wanted to wake up in their own little cabin in the woods.

Originally built in 1902 and gut-renovated in 2020, Black Bear Cottage blends old bones with modern comfort. Inside, you'll find hardwood floors, a wood-burning stove with a custom mosaic hearth, and nautical touches — shiplap paneling, porthole windows — that give the space its quiet, distinctive character.

Four bedrooms plus a bonus room sleep eight in the main house. Two updated bathrooms with walk-in showers. A library nook stocked with books and games. And a chef's kitchen with stainless appliances, an eat-in breakfast bar, and enough counter space to actually cook the dinner you've been dreaming about.

Livingston Manor has quietly become one of the most talked-about small towns in the Catskills — and Black Bear Cottage is five minutes from all of it. Walk Main Street for wood-fired pizza at The Kaatskeller, groceries and sandwiches at Main Street Farm, natural wine at Upstream. Two breweries (Catskill Brewery, Upward Brewing) are within a few minutes of the door.

Three acres, one wraparound deck, and a hot tub waiting

The land is the whole point. Three private acres of meadow and forest, bordered by the Rail Trail — which means you can walk straight from the back door into a hike or a bike ride. The wraparound deck catches the sun all day and turns into the main living room when the weather cooperates: hot tub on one end, dining table and grill in the middle, fire pit at the edge of the trees.

Stargaze from the water. Roast something over the fire. Watch the fireflies show up at dusk in summer, or the snow settle on the hemlocks in winter. This is the part you'll remember.

Step outside and you're already there.

Outside the village, the Willowemoc river and across the Manor, Beaverkill river — the birthplace of American fly-fishing — are at your fingertips. The Rail Trail starts behind the property. Hiking, golf at Sullivan County Country Club, horseback riding at Bridle Hill Farm, alpacas at Buck Brook Farm, and miles of state forest are all within a short drive.
